Des Moines Housing Waves — and What Each One Does to Roofs

Des Moines isn’t one kind of house. It’s four or five eras stacked on top of each other, and each era rots a roof in its own way.

1900s–1930s: Victorians, foursquares, and Beaverdale brick. Sherman Hill, the Drake neighborhood, River Bend, and the famous “Beaverdale Brick” Tudors and Colonial Revivals built in the 1920s and 30s. Steep pitches, real craftsmanship — and decking that’s often 1x planks instead of plywood, original pipe boots that have been cooking for decades, and in some cases two or three layers of shingles stacked on top of each other. These roofs need a careful tear-off and a decking check, not a quick overlay.

1940s–1960s: Post-war ranches and cape cods. Merle Hay area, Waveland Park, the south side around Watrous Heights, Highland Park. Simple, low-slope roofs that are easy to work on — but many are on their second or third roof, ventilation was an afterthought in that era, and brittle, curling shingles are everywhere. If your ranch still has its original 90s roof, it’s done.

1970s–1990s: Split-levels and two-stories. Waterbury, the Easter Lake area, parts of the south side and east side. The first replacement cycle on these is long over; plenty are on aging second roofs now. Builder-grade shingles from the 90s don’t owe anybody anything at this point.

2000s and newer: Infill and newer subdivisions. Twenty to twenty-five years later, the architectural shingles from the 2000s builds are hitting the end of their real-world life all at once. If your Des Moines house was built around 2000–2008, start planning — this is the decade it comes due.

Baseball-sized hail fell just north of the metro in the Story City corridor (NWS Des Moines).
  • September 8, 2026 — Drake neighborhood storm. Over 7 inches of rain fell on parts of the metro in a 24-hour window, with widespread tree damage — the Drake neighborhood took the hardest hit (Des Moines Register, Sept. 9, 2026).

My old Des Moines house has two layers of shingles. Now what?

Tear both off and start fresh. Layering a third roof over the top hides decking problems and voids most manufacturer warranties. A lot of pre-1960 Des Moines homes have plank decking underneath — we check it and replace bad boards as part of the job.

Can you put a metal roof on a Beaverdale Tudor?

Yes — standing-seam metal looks great on steep-pitch Tudors and lasts 50+ years. It’s a bigger upfront number (see the cost table), but for a house you’ll keep for decades, the math works.

What’s the difference between roofing on the south side versus Beaverdale?

Mostly the house, not the side of town. Beaverdale’s 1920s–30s brick homes have steep pitches, lots of valleys, and plank decking. South-side ranches are simpler and faster to roof. Either way, the inspection process is the same.
